A home inspection is a visual examination of a property, conducted by a qualified and licensed inspector, with the objective of providing clients with a detailed understanding of their potential or current home's condition.   This process involves a detailed visual examination of the home's structural components, systems, and operating performance, followed by a comprehensive written report.   Unlike other types of inspections, a home inspection does not assess the code compliance of the property and there is no pass or fail component.  The primary goal of the inspection is to identify any existing or potential issues that may have an impact on the safety, condition, and functionality of the property.  


For many people buying a home is the largest investment they will ever make.  Home inspections help safeguard that investment by providing information to the client about the home so informed decisions can be made both before and after the sale.  By having an inspection done during the home buying process, people may better protect themselves from surprise problems or costly repairs.

A pre-purchase home inspection is highly encouraged when purchasing a home.  It provides a comprehensive assessment of the property and its condition and may identify issues that could impact negotiations between the buyer and seller.  Beyond the financial benefits, an inspection can assess the safety of the property to ensure that occupants are protected from potential hazards.  For a purchase as large and important as a home or property it is critical that buyers make knowledgeable decisions to protect themselves and their investment and a home inspection can provide that assurance.  

Sellers may also want to have an pre-inspection done before listing a property to identify and address any concerns before seeking potential buyers.  Providing a pre-inspection during the selling process may demonstrate transparency and build trust between parties, accelerating the sale of the home.  The combination of forthright information and high buyer confidence may prevent any legal or liability issues during the sale as well.


Before the inspection takes place a contract agreement is established outlining the scope of the inspection, the responsibilities of both parties, and the terms of service.  This contract is structured to ensure clarity and transparency, protecting the interests of both the client and the inspector.  Once agreed upon, the contract is signed by both parties. 

On the day of the on-site inspection the property will be meticulously examined.  The inspector will start outside examining the external grounds, from the yard and driveway to the roof and foundation, then will enter the home and inspect every room or space from attic to basement.  Using an array of tools the inspector will review all areas of the premises taking extensive notes, documenting any concerns, and taking pictures to help convey any observations.

Following the on-site inspection, the inspector will compile a written report that details their notes and observations.  The report will clearly identify any safety concerns, describe and provide evidence of any faults of the home components and systems, and include any notes about property maintenance or areas to keep under observation.  The photos taken during the inspection will accompany the written report to contribute visual evidence to support the inspector's findings.

Once the written report is compiled and reviewed for accuracy, it is promptly delivered to the customer.  The report is typically sent via email in a digital format for convenience and accessibility.  This ensures that clients have timely access to the inspection results, allowing them to make informed decisions regarding the property.

Pricing Structure for Home Inspections:

Standard pricing for a home inspection starts at $400 for a 2000 square foot home.

For homes exceeding 2000 square feet, an additional fee of $100 is applied for every extra 500 square feet. 

An additional fee of $50 per hour traveled is applied for locations outside the regular service area of Syracuse, NY.

For multi-unit properties, an additional fee of $250 to $300 per unit based on size, for up to four units, is applied.

Water quality is a fundamental aspect of a healthy living environment. Our water quality test, starting at $200, examines various parameters to assess the safety and purity of your drinking water.

For properties with septic systems, our septic dye test, evaluates the efficiency of the system by introducing dye into the septic system and monitoring its flow. This helps identify any potential issues with the septic system.

Radon is a naturally occurring gas that can be harmful when present in high concentrations. Our radon testing service, starting at $200, assesses the radon levels in the property, ensuring a safe and healthy indoor environment.
